Framing Repair and Crawlspace Drainage
The homeowners contacted us after noticing drywall cracks, several doors that would no longer close properly, and occasional cracking sounds coming from the framing. We inspected the foundation, crawlspace, and attic to determine the source of the movement rather than simply repairing the visible damage.
In the attic, we discovered that several framing members had been severely notched beneath a wall supporting the roof. The weakened framing had begun to sag, transferring the roof loads into the walls below and causing the drywall cracks and misaligned doors. We reinforced the affected framing, rebuilt an improperly framed attic support wall, repaired the drywall, and adjusted the doors.
We also found that water was entering the crawlspace through low foundation vents during heavy rain. To address the drainage issue, we installed a French drain and sump pump system to collect the water and discharge it safely away from the house. Additional attic ventilation was installed, and an improperly terminated bathroom exhaust fan was connected to the exterior to help control moisture.
During a follow-up visit after approximately two inches of rain, the crawlspace remained dry, the sump pump was operating as intended, and the homeowners reported that the cracking sounds had stopped.
