The homeowners hired us to complete several upgrades before placing their house on the rental market. One of their priorities was adding whole-home air conditioning. After reviewing the two-story layout, we determined that a conventional central system was not practical because there was no suitable route for a duct chase from the ground floor to the attic.

We coordinated with our HVAC supplier and designed a ducted multi-split system that provided the function and appearance of central air while using two concealed air handlers—one in a downstairs closet and one in the attic. Both systems passed HERS verification, and the installation qualified for LADWP rebates.

Additional work included removing a damaged fence, repairing a failed electrical circuit, and correcting a leaking back door.
